BOUNDARY SURVEY INFORMATION

Whether you’re a homeowner looking to put up a fence or a developer planning a new project, a Boundary Survey is a critical part of understanding your property. A Boundary Survey identifies the property corners and helps visualize the property lines, allowing you to make informed decisions concerning your property.

WHAT IS INVOLVED

As part of a boundary survey, we will review deeds, subdivision plans, and other available records from the county to understand your properties and neighboring properties. Based on the available research, we calculate your boundary and neighboring boundaries in industry specialized software and check for any discrepancies in the descriptions.

Our crew will utilize this information during the site visit to aid in locate existing monuments (iron pipes, stones, or stakes) with high precision equipment. We analyze and compare the field measurements and the deed descriptions from the research to verify existing property corners and determine the location of missing corners

We then set new markers at missing corners and stake the property lines as needed. After completing the field survey (see photos below) we will prepare a survey report that includes a sketch of the property boundary.

COST AND TIMING

The cost and timing can vary depending on the size, location and complexity of the property. A ½ acre or less property starts at $850.00 and can typically be completed in a single day of field work. Our cost is broken out by acreage and county. Some counties we serve cost more than others because of the distances from our offices and surveying in some areas is more challenging than others. Boundary survey projects are performed as a lump sum cost. Meaning if the property presents additional complications or requires more time your cost will not change. Please contact us to get a personalized quote or use our BOOK NOW feature to quickly reserve your survey.

Once the fieldwork is completed, we prepare your survey report back at the office and issue it via email and mail. We typically provide the report within a few days after the fieldwork.

THINGS TO KNOW

If a property corner is not present, we will set a 5/8 rebar and along the property lines we will set wooden lathe approximately 40 feet apart. We can stake a particular line or all property lines. (See photos above.)

You do not need to be present during the survey. We simply ask that fences remain unlocked and any pets remain inside during the survey. We will document all of our findings and will be happy to discuss them over the phone when you get home.
